Luxury Homes in Delhi-NCR See Sales Rise in Early 2025

Luxury home sales in Delhi-NCR jumped 9 percent in early 2025. This is compared to the same time last year. A new report released this Wednesday shared these findings.

Global firm JLL compiled the data. They found 5,168 luxury homes sold from January to June 2025. These homes cost Rs 5 crore or more. Last year, only 4,763 units sold during that period.

Delhi-NCR now makes up 65 percent of India’s luxury housing sales. This includes the top seven cities.

The portion of luxury homes in the region’s total sales also grew. It rose from 12 percent in early 2023. It then went to 19 percent in early 2024. Now it stands at 27 percent in early 2025.

Higher incomes fuel this boom. Buyers also want premium features and a fancy lifestyle. This is according to the report.

Gurugram leads the way. It accounted for 91 percent of all NCR luxury home sales.

The Southern Peripheral Road (SPR) and Dwarka Expressway are key areas. They represent 61 percent of Gurugram’s luxury sales.

SPR alone saw 39 percent of these deals. The new Dwarka Expressway boosted demand. It pushed property prices up. This attracts buyers to top-tier projects.

Manish Aggarwal from JLL stated Gurugram is India’s luxury real estate hub. It drives 91 percent of Delhi NCR’s luxury sales. This helps the region capture 65 percent of national luxury sales.

Nearly 22,000 luxury units have launched in Delhi-NCR since 2020. Gurugram accounts for 89 percent of these launches.

Established areas like Golf Course Road still see interest. However, fewer units are available there.

Experts believe new projects will boost emerging luxury spots. The upcoming Gurugram Metro line is one example.

Dr. Samantak Das of JLL noted developer confidence. They expect Delhi NCR’s large market to absorb new homes. This is helped by the upcoming festive season. Inflation is also under control.
