Real estate experts told The Hindu that Hosur’s property market has gained steam since the airport’s announcement.
Housing.com noted stable sales volumes from late 2024 to mid-2025. Organic website traffic decreased during this period. This suggests unmet demand is consuming available homes. Investor interest is growing. Hosur is now seen as a future travel hub. This is similar to North Bengaluru’s early days after Kempegowda International Airport opened.
The platform reported that most new interest comes from Bengaluru buyers. Professionals seek affordable land and mid-priced homes near Attibele–Hosur.
Hosur’s advantages include its location. It sits on the Tamil Nadu-Karnataka border. Demand flows directly from Bengaluru. The TIDEL Park and Knowledge Corridor also drive growth. Prices are lower than in Bengaluru suburbs.
Harish Fabiani of IndiaLand stated that the airport announcement alone has boosted local real estate. Demand for commercial and residential land has risen. Most interest centers on areas near the planned airport. These include Malur Road, Hosur Road, and the Sarjapur–Electronics City–Attibele route. Buyers want affordable, RERA-approved homes. Two or three-bedroom apartments are popular. Mixed-use buildings also attract buyers. Attibele and Bagalur are current hotspots. Areas near Bengaluru’s tech parks are also in demand. Overseas buyers, investors, and professionals favor luxury villas and gated communities.
Vivek Garg of NVT Quality Lifestyle agreed. Hosur’s demand was already rising. This was due to lower prices than Bengaluru. It was also near industry and tech centers. The airport news has caused a sharp increase in inquiries and investments. Hosur is now a promising location for buyers and investors. The airport, about 20–30 km from Sarjapur–Attibele, will greatly improve travel. This improved access makes Hosur, Sarjapura-Attibele, and Attibele more appealing for building. It also highlights their potential as a key growth area for Bengaluru. Hosur offers a good mix of cost and convenience.
Prashant Kajaria of SPA Group said this trend is widespread. Property markets near airports often outperform city averages. Some areas have seen 70–120% price increases in four years. Hosur’s main benefit is its closeness to Bengaluru’s tech hubs. Entry prices are much lower than in East or North Bengaluru. Tamil Nadu’s strong road and transit systems further enhance this advantage. Hosur connects easily to Bengaluru and Coimbatore.
