In Noida, the Yamuna Expressway changed from a side road to the NCR’s top property strip. InvestoXpert data says apartment prices climbed 158 percent from 2020 to 2025. They went from Rs 3,950 to Rs 10,200 per square foot. Plot prices soared 536 percent, from Rs 1,650 to Rs 10,500 per square foot in that time.

Small areas like Greater Noida sectors Chi-3, Chi-4, Sector 27, Chi Phi, and Sector 22D saw big rises. Land in Chi-3 grew over ten times.

The same excitement hits Navi Mumbai. The airport there will serve 60 million passengers a year. Prices in Panvel, Ulwe, and Dronagiri shot up fast.

Developers and brokers see 200 to 300 percent jumps in key areas over five years. Speculators grab plots by new logistics spots, business areas, and metro lines.

Real estate surge.

Vishal Raheja, founder and managing director of InvestoXpert Advisors, said the Yamuna Expressway grew from a quiet path to a lively NCR property hub.

Plot prices multiplied five times. Apartment prices topped Rs 10,000 per square foot. The area should keep growing fast in coming years. The Noida Airport launch will kick off its next growth step, he added.

Pratap Singh Ahlawat, founder and CEO of Pranshi Infra in Noida, said the airport will bring factories and support buildings. This opens doors for builders. It pulls money into hotels, schools, and factories.

Queries for nearby homes spike. This shows trust from buyers and users. Folks know airport operations will boost shops and homes. They aim to catch the next big boom like Gurgaon.

Where buyers view Jewar as the new Gurugram, folks call Navi Mumbai the fresh Bandra-Kurla Complex.
