NCR’s fresh real estate boom Suburbs outpace downtown spots in the property surge

The housing story in the Delhi-NCR area is changing fast. Growth in homes now comes from towns on the edges and small local spots, not the old city centers.

Better roads, plenty of open land, and fun living perks push this forward. Places such as Dwarka Expressway, Southern Peripheral Road, New Gurugram, Yamuna Expressway, Greater Noida West, Siddharth Vihar, and Faridabad lead the home rush. They top city centers in sales, new builds, and price jumps.

Cushman & Wakefield data shows Delhi-NCR added 10,245 new home units in Q3 2025. That’s a 12% jump from the quarter before. New Gurugram took 23% of launches, Dwarka Expressway got 20%, and Greater Noida added 14%.

Real estate pros point to big road and transit projects as the spark. Think Noida International Airport, Dwarka Expressway, Delhi-Mumbai Expressway, Regional Rapid Transit System, and new metro lines.

Ishaan Singh from AIPL says luxury buyers now want smart setups, easy travel, and planned fun. Marble and lights don’t cut it anymore.

He notes, “Dwarka Expressway shows this change. Builders make high-end spots with big spaces and daily perks that fit tight city areas can’t match. For buyers today, luxury means saved time and better living, not just room looks.”

Cushman & Wakefield reports the SPR-New Gurugram strip as a top home area in NCR. Prices rose over 120% in five years. Since 2022, projects worth more than Rs 50,000 crore started there.

Ashwani Kumar of Pyramid Infratech says buyers favor these new spots. Builders shift focus to areas outside main cities.

He adds, “Land buys rise along SPR, Dwarka Expressway, and New Gurugram. People swap close location for quick trips, fresh air, and growth potential.”

Uddhav Poddar, head of Bhumika Group, says planned communities reshape Faridabad.

He explains, “New links like Delhi-Mumbai Expressway and metro growth draw builders who skipped it before. These townships give big parks, less crowding, and room to expand. Stronger ties mean folks stay connected.”
