M3M India marked a key win in Noida’s real estate scene. They sold out all 5BHK units in their new Jacob & Co-branded homes at Rs 40,000 per square foot. This set a record for apartment prices in the city, sources close to the deal report.
The launch happened in October with a starting price of Rs 35,000 per square foot. After adding fees for prime spots, parking, and extras, the final cost hit Rs 40,000 per square foot, insiders noted.
The homes come in 3BHK, 4BHK, and 5BHK layouts. Prices run from Rs 14 crore to Rs 25 crore. A 5BHK unit covers about 6,400 square feet and costs around Rs 25 crore.
Sources say the 5BHK luxury homes, built along the Noida-Greater Noida Expressway, got booked in just 3-4 days. This shows strong interest in branded upscale homes and Noida’s rise as a top spot for buyers.
The project involves a Rs 2,100 crore investment. It covers six acres in Sector 97 near the expressway. Developers expect to earn Rs 3,500 crore in sales.
Real estate pros see this as a big change in the area’s high-end housing.
“This changes everything for Noida,” a consultant from the NCR area said. “Brands like Jacob & Co boost the area’s appeal. Buyers now pay extra for unique style, trust in the brand, and top designs from around the world,” he noted.
These Jacob & Co homes will include custom interiors, special design touches, and personal services. They draw from the New York luxury brand’s style—rare finds in Noida’s homes so far.
“New roads, easy links, and busy growth near Noida Airport and YEIDA draw rich buyers. They spot future gains. This pushes builders to offer top-tier homes, and people buy them up,” a sales partner for the project said.
Phase I includes 150 branded homes. Phase II adds about 100 luxury serviced apartments. M3M offered around 30 of the 5BHK branded units. The full build should finish in three years.
Market stats show County 107 in Sector 107 resells at about Rs 30,000 per square foot—next highest after M3M’s project. CRC The Peridona in Greater Noida’s Jaypee Greens goes for Rs 20,000 to 22,000 per square foot. Max Estates’ upscale homes in Sector 128 match that range.
Godrej Woods in Sector 43 sells near Rs 18,700 per square foot. ATS Knightsbridge in Sector 124 hits almost Rs 17,000 for its 4- and 6-BHK luxury units. L&T Green Reserve in Sector 128 stays around Rs 18,000 per square foot.
Pros point out the Rs 40,000 rate tops Noida’s usual luxury homes. Those often fall between Rs 15,000 and Rs 25,000 per square foot.
The pattern matches growing wealth and interest in world-class brands, they add.
