JLL rents office space in Hyderabad for ₹64.1 lakh a month

JLL Property Consultants India has rented 1.2 lakh square feet of office space in Hyderabad’s Prestige Skytech. The monthly rent is ₹64.1 lakh for five years. CRE Matrix reviewed the registration papers.

The firm took the fifth and sixth floors in the Sky One building at Prestige Skytech. It’s in Poppalguda, Gandipet Mandal, Ranga Reddy District. Papers show a ₹3.84 crore security deposit.

The deal registered on November 28, 2025. Lease started September 15, 2025. Rent begins April 15, 2026, for five years.

Rent rises 15% every three years. The rate is ₹53 per square foot monthly. CAM charges are ₹13 per square foot monthly.

Deal covers 134 parking spots. Extra spots cost ₹2,000 each. JLL gets seven months for fit-out, rent-free. Lock-in lasts three years from start.

Prestige Skytech ranks as Grade-A offices in Hyderabad’s west area. It draws big firms for top space.

Past Hyderabad deals
On December 2, 2025, WeWork India took 1.75 lakh sq ft at Skyview 20 tech park. Five-year term starts at ₹1.72 crore monthly. They sub-let both floors to JP Morgan Services India for 60 months at ₹4.38 crore monthly start. CRE Matrix checked the papers.

In September, Apple India added 64,125 sq ft office space. Monthly rent ₹80.15 lakh, five years. Propstack docs show it. Apple holds over 5 lakh sq ft there from several deals. First one, 2.32 lakh sq ft, from 2016.
