Bengaluru developers see clarity from new setback rules. These changes help mid-rise buildings. However, ongoing projects might face higher costs. Redesigning plans could also cause delays.
The Karnataka government updated setback norms. This happened under the Revised Master Plan 2015. Setbacks are open spaces near property lines. The new rules affect buildings over 12 meters tall.
For plots up to 4,000 sq. m, front setbacks are 1.5 meters. Side and rear setbacks are 1 meter. Larger plots need 5-meter setbacks all around. Buildings with 12-15 floors need a 5-meter setback. Taller buildings need more space.
Experts say these rules improve light and airflow. They also boost safety. Old rules had many confusing parts. The new rules fix these issues.
Priyanka Kapoor from ANAROCK noted buyer benefits. The rules remove confusion. This helps buildings with stilt floors. Safety is also improved. She added that good use and infrastructure matter.
Lakshmi Prasad G V from Assetz said rules boost building potential. Buildings up to 15 meters can exclude stilt floors. This allows an extra floor. It helps with parking designs too.
Developers agree the changes are needed. They bring standard practices. Anil RG of Concorde stated this. He also warned about project costs. Reworking plans could delay projects. Some projects might become unfeasible.
