Own property in Bengaluru? Here’s how to get your final e-Khata online in just 48 hours

Bengaluru property owners can now get their final e-Khata online through BBMP’s e-Aasthi platform. This new system lets users apply for and download the final certificate from home, no need to visit a municipal office.

What is e-Khata?
e-Khata is the digital form of the traditional Khata certificate. It officially records property ownership and makes sure all local rules are followed. It also allows online property management, tax payments, and legal checks. This creates more transparency and speeds up how property records are handled within BBMP limits.

How to apply
Prepare all the needed documents beforehand and scan them:

  • Sale Deed or Title Deed
  • Encumbrance Certificate (EC) covering from one day before sale to today
  • Recent property tax receipts from last 3–5 years
  • Approved building plan from BBMP, BDA, or other authority
  • Occupancy Certificate for new buildings
  • Previous Khata certificate or extract, if available
  • Owner’s Aadhaar and PAN cards
  • Address proof like a BESCOM bill
  • Recent photos of owner and property
  • BESCOM connection number
  • GPS location of the property
  • No Objection Certificate (NOC) from bank or housing society if needed
  1. Apply online on BBMP e-Aasthi portal:
    Visit bbmpeaasthi.karnataka.gov.in and log in with your mobile number and OTP. New users must register first.

Fill out your property details, upload your documents, and enter ownership and tax info. Use the map to mark your property’s location. Verify your identity with Aadhaar eKYC and your BESCOM ID.

  1. Make a payment and submit the application:
    Pay the small fee online (usually ₹40). Then, submit your application. You will get a confirmation message with a tracking ID.
  2. Check status and get approval:
    BBMP officials will review your application. They may do a field inspection. If everything is correct, you will get the e-Khata in about 2 days.
  3. Download the e-Khata:
    After approval, log into the portal again to download your certificate. Sometimes, a draft copy is sent to your address for your convenience.
