Shruti Pai, part of the Manipal Group, has purchased a luxury duplex in Bengaluru for ₹64 crore. This marks one of the top-end deals in the city’s priciest neighborhoods. The property, located in Jayamahal Extension, signals a shift toward more high-end apartments in the ₹50 crore-plus segment. Previously, such expensive homes mainly meant standalone bungalows. Now, luxury apartments are gaining more interest.

Real estate experts say the demand for premium flats at this level is rising. In 2024, Ajit Isaac, head of Quess Corp, bought a 10,000 sq ft home in Koramangala for ₹67.5 crore. It’s the most costly real estate deal in Bengaluru so far this year.

The apartment purchased by Pai is in Savyasachi Sarayu, a luxury project in one of central Bengaluru’s most desirable areas. The residence covers 12,800 sq ft of space on the 13th and 14th floors. It includes four parking spots, a basement storage room, and a land share of about 2,479 sq ft. The property’s rate was over ₹64,000 per sq ft on the carpet area and ₹50,000 per sq ft on the super built-up area. This is among the highest per-square-foot prices the area has seen. The deal was registered on June 11, 2025, with the seller listed as Parag S Maniar of Savyasachi Projects. H Vijayanath Hegde handled the paperwork.

The property registration shows the apartment has two floors. It also includes a lift lobby and balconies. The sale shows a clear shift in Bengaluru’s luxury property market. Experts say the ₹50 crore+ segment used to be mostly for land or stand-alone homes. Now, luxury apartments are filling this space. Sandeep Reddy from Propstack and Zapkey says more builders are catering to demands for high-end, gated communities with lots of amenities.

Jayamahal, close to prime areas like Palace Grounds and Sadashivanagar, has seen prices rise recently. Larger units with top finishes fetch higher prices. Many brokers now mark up properties in this zone around ₹40,000 per sq ft. The trend points to continued growth in this high-end market.
